I just launched LandlordViva - Rent Manager, a free Android app for independent landlords who want a simple way to manage their rentals without spreadsheets, notebooks, or expensive property management software.
What it does
Properties & units: track occupancy, rent per unit, and expected vs. collected rent each month
Tenants & leases: keep contacts, lease terms, due dates, deposits, and a running balance for each tenant

Expenses: log property expenses by category and vendor so you can see your net cash, not just income

Hey, I ran a quick AI visibility check for LandlordViva and asked ChatGPT “best rent management apps for landlords in 2026.”
LandlordViva didn’t come up. It listed Buildium, AppFolio, DoorLoop, RentRedi, TenantCloud, Avail, TurboTenant, Stessa, Landlord Studio and Apartments.com Rental Manager.
One thing I noticed is that RentRedi and Avail were specifically mentioned for independent/DIY landlords, so they’re probably the closest fit to your audience. But all of these tools are cloud-based and require an account.
I didn’t see anything mentioning offline use, no account or no cloud, which seems pretty important given that’s one of LandlordViva’s main differences.
A more specific search like “offline rent tracking app no internet” or “private landlord app no account” would probably give us a much better idea of what’s actually competing in that space. My guess is the results would be quite a bit smaller.
Happy to run that narrower check and see what’s actually out there if useful.
