Balancing Mobile Web App and Marketing Page

How can I achieve both of best worlds: consumer friendly URL for application coexisting with the marketing site/landing page to sell the concept B2B on the same URL?

(1) When a consumer comes to my mobile web application on their device, I want them to receive the web app page with an easy-to-type in URL so that they have the consumer view.

(2) When a B2B prospect comes to my site, I want them to receive the full marketing content. Presumably this would be on a laptop.

(3) Ultimately 95% of the traffic should be consumer traffic, but the marketing needs to be efficient.

If the scenarios get mixed up, it wouldn't be catastrophic but certainly awkward.

Yes, subdomains, mobile redirection, etc. are good advice. But how to make it really work? Well-known examples might be Yelp, Uber, etc. but feel different than my single-purpose mobile web app. I'm considering using a different domain for the marketing site. I appreciate any examples & advice!
