Facebook Group Monetization?

I have a number of facebook groups, totalling in ~400K members. The groups are about real estate.

I'm thinking about ways to monetize these groups.
Here are the top 3 monetization ways I thought of:

a monthly price for a pinned post
a monthly price for a cover image
a monthly subscription for realtors, so only realtors with a subscription would be able to post properties in the group.
I know that it was illegal in the past (years back), but I see a lot of people monetizing nowadays (either paid posts or selling the group as an asset).

Has anyone monetized FB groups and can share what you did and if there's a risk of FB banning the groups?

    You have huge HUGE platform risk.

    I would find a value prop to get them to subscribe to an email newsletter and then monetize that
