ROAST MY IDEA: Redefined Home Inspection

We do home inspections the wrong way, and its a major killer:

  1. They are long AF, take forever, and are hard to schedule
  2. They only happen AFTER the offer is accepted, and that means if something is found, or things dont line up, the entire deal has to be restarted and negotiations drag on, or the buyer drops entirely
  3. People have to make an offer on a home without any knowledge of the inner workings of the home. It's time that changed.

My proposal is to have a service that provides a home inspection via local home inspectors that fill out a pre-arranged template. The seller would pay for this report ONCE. Then, the report would be made available on the site for prospective buyers to purchase and download, with the seller making money back with each transaction. (i.e seller pays 500 for report, buyers pay 50 per buyer, seller gets that profit). This report would have grades on all important areas, and advice about where to focus on after the purchase to keep the house in good shape.

Why it benefits the seller:

  1. Know the true value of your home
  2. Potentially make money if the report is good, bc now you can list for higher value
  3. Sales are way faster, negotiations are way easier - buyers already had an inspection, dont need to wait weeks, worry about renegotiations, etc.

Why it benefits the buyer:

  1. Know what you are getting into, much more in advance, without the hassle
  2. Faster transaction if you are interested
  3. More in depth information about the house, instead of a casual perusal by inspectors looking to make a quick buck

I think this could be a revolutionary idea and change the way we approach home sales, particularly for those doing sales themselves instead of through an agency.

    Carfax for homes. I like it! You solve some key problems. Still, the most important concern is the quality of the inspection. Currently, results vary greatly and with extreme potential cost and little recourse.
