I’ve been in real estate investing for 20+ years and have always run into the same bottleneck: property owners sitting on a ton of equity but with no easy way to access it without selling or refinancing.
That’s what sparked the idea for LandTrustX — a two-sided marketplace where:
Owners/landlords can sell equity shares in their property (instead of taking on debt), giving them liquidity without losing full control.
Investors can buy those shares, earn a portion of cash flow (if applicable), and capture appreciation — like a stock market for individual properties.
A few things that make it a little different from the typical fractional RE platforms:
Properties aren’t pre-packaged by institutions — they come directly from homeowners and small landlords.
Owners can keep management if they hold majority ownership, or hand it off if they sell more than 51%.
It’s not just rentals — it could be personal residences or small portfolios too.
