I have an enterprise volume prospect who's wishing to use my SaaS, and, of course, they want certain functionality that's not in place.
If I was an incorporated entity with a legal department, I guess I'd issue a contract where I'd list all obligations and such, however, I'm an indie hacker who hasn't even incorporated.
So what's the right way to sign them in my situation?

Definitely get a contract done. Assuming it's a reasonable size, use the funds to incorporate so to reduce your legal liability.
Get a contract drawn up using one of the online legal services, expect to pay ~$200.
What's your view on using a reseller such as Paddle?
They have some form of contract: https://paddle.com/legal-buyers/.
