Building an AI tool to auto-generate investment memos

Hey IH

I’m Matt, a real estate private equity guy turned indie builder. I recently started working on a new tool called DraftFlo — it uses AI to generate internal investment committee memos from deal docs like underwriting models, OMs, financials, and debt terms.

Basically, you drop in your files → get a clean, structured IC memo that matches your internal format.

I got tired of watching teams (including mine) waste hours every week rewriting the same narratives, formatting the same Excel tables, and scrambling to meet committee deadlines.

So far, I’ve:

Built the landing page and waitlist (📍draftflo.com)

Talked to a handful of folks in acquisitions

Started outreach to validate demand

Still super early, but trying to validate the pain and whether this is actually useful beyond just my own experience.

If you’ve worked in CRE/PE/VC — or just dealt with repetitive internal docs — would love your feedback.

Would you use something like this? What would you expect it to do?

Open to brutally honest takes. 🙏
