Building neighborhood intelligence for home buyers — first real feedback

We building Settilo — a neighborhood analytics platform for home buyers. The problem: most people spend more time researching a TV than the neighborhood they're moving into. Existing tools either show you listings or dump raw Census tables on you. We shipped an MVP 6 weeks ago — demographics, housing, economy, commute data for any neighborhood in the US, with side-by-side comparison. Last week we shared it in a Telegram community of recent home buyers. The response surprised us: - People immediately started checking their own neighborhoods against the data - One user found her own heuristic: "bachelor's degree rate below 50% = don't buy there" — and validated it against every place she'd lived - Two users couldn't open the site on mobile (HTTPS redirect bug with UTM params — fixed in real time) - Top feature request: Hispanic/Latino as a separate demographic category The most interesting insight: people don't just want data. They want to understand the character of a neighborhood — and they use education level and income as proxy signals.
