Convert WP Theme to Sellable Template - Help!

I'm a web dev and hand build bespoke WordPress themes for my clients, but I'd like to convert these themes into templates that I can sell in a WP Theme Marketplace. I need helping figuring out how to do that. I feel like it's my only road blocker!
Any pointers?
