Help please - Commercial Property Crowd Investing
Have identified an opportunity to launch a crowdfunding portal that matches property investors to commercial property for sale.
Instead of an individual purchasing commercial property, it'll be purchased by a group that will each contribute a share to co-own asset.
My plan is 100 people per property.
Why 100 people - to make it affordable to everyday people who would have never considered commercial property as an investment option.
The property will be registered under a private company co-owned by the group. This will be an ongoing offering, sourcing properties for sale is not a problem since real estate agents always have stock.
My biggest challenge is attracting investors...turning a salaried employee to a property investor.
I'm trying to find similar existing concepts from other countries to compare and take notes.
Also without a track record on my part, how best can I introduce this to the market for traction?
Why would someone use your product over purchasing shares in a REIT?
My targeted investors are currently not invested in the stock market based on their exposure to investment opportunities.
Crowdfunding is a popular saving solution in my community and property is also gaining momentum...though current competitors exclusively focus on residential property as an investment vehicle.
