Brick Township covers 32.22 square miles, and 6.61 of them, 20.50 percent of the total, are water. Local histories put the township's waterfront property at roughly 128.79 miles, most of it man made. Developers dredged the lagoon communities off the Metedeconk River and Barnegat Bay between the 1920s and the 1950s, piled the spoil into building lots, and sold houses on Shore Acres, Baywood, Cherry Quay, Breton Harbor and a dozen other canals. Superstorm Sandy came ashore in October 2012 and hit Brick's barrier island and waterfront sections hard. Buildings including the Shore Acres Yacht Club took major damage, some were demolished, and the Camp Osborn bungalow colony was destroyed outright, with rebuilding still tied up in litigation years afterward. What followed across the lagoon neighborhoods was a rebuilding program measured in raised foundations, new pilings and relocated mechanical equipment.

For us the consequence is practical. A furnace or air handler that used to sit on a slab now sits on a platform, in a raised crawlspace, or in some houses on the second floor. Line sets got longer and gained vertical lift. Condensate lines that once drained by gravity to a floor drain now need a pump and a float safety switch. Flue runs on gas furnaces and boilers got taller, which changes vent sizing and draft behavior. Outdoor condensers went up on stands, and a condenser on a stand needs a pad that will not settle and refrigerant lines that are supported rather than left to flex against the coil connections.

Plenty of that work was done well. Plenty of it was done fast, in a hurry, by whoever was available in 2013 and 2014. We still find condensate pumps with no safety switch wired in, line sets kinked at the point where they turn up the outside wall, and gas vents that were extended without anyone recalculating the vent category. Those are the failures that show up eight or ten years later.

Salt air and outdoor units

An air conditioner or heat pump within a few hundred feet of the bay lives in a different environment than one in Herbertsville. Salt aerosol settles on the outdoor coil, works into the aluminum fin and copper tube joint, and drives galvanic corrosion at that dissimilar metal contact. The fins pit and powder. The tube wall thins. Eventually a coil that looks fine from six feet away is leaking refrigerant at a dozen microscopic sites, and no leak search finds one big hole because there is not one.

The same air attacks screws, the cabinet base pan, the contactor and the disconnect. We see condenser fan motors seize because the bearing housing corroded, and we see control boxes where the low voltage terminals have gone green.

There are real countermeasures. Rinsing the outdoor coil with fresh water on a regular schedule removes salt before it sits. Coated coils, either factory applied or a field applied coating, slow the process considerably. Placement matters: putting the unit on the side of the house away from the prevailing salt spray buys years. So does keeping it clear of a bulkhead where wind driven spray lands directly on it. None of this makes a coastal condenser last as long as an inland one, but the difference between a maintained coastal unit and a neglected one is large.

A township built mostly between 1955 and 1990

Brick's census counts tell the story of the housing stock better than any survey. The township had 4,319 residents in 1950. It reached 16,299 in 1960, 35,057 in 1970, 53,629 in 1980 and 66,473 in 1990, then peaked at 76,119 in 2000. The 2020 count was 73,620. Almost all of the growth, and therefore almost all of the houses, arrived in a thirty five year window.

What that means under the panel is fairly predictable. Original ductwork in vented crawlspaces, often with the insulation sagging off it. Trunk lines sized for a house that has since been added onto. Return air that consists of one central grille and nothing upstairs. Gas conversions where a boiler or furnace replaced an oil unit and the old chimney kept getting used. Eighty percent AFUE furnaces venting into masonry flues that are now oversized for them. Line sets from the 1990s reused during a condenser change and never properly flushed.

None of that is a defect exactly. It is a house doing what it was built to do, thirty or forty years on. The judgment call is which of it is worth correcting during a repair and which of it only makes sense to address at replacement.

Crawlspaces on a tidal water table

A lot of Brick housing near the water sits on a slab or a shallow crawlspace, because you cannot put a basement four feet below grade when the ground water is tidal. The crawlspace is where the moisture problem lives. Ground water sits close to the surface, the vents pull humid bay air in all summer, and that air hits duct surfaces running at 55 degrees. Condensation forms on the outside of the ducts, drips onto the insulation, and the insulation holds it. Then the fiberglass sags, the vapor jacket tears, and the duct starts losing capacity into the crawlspace instead of delivering it to the rooms.

Homeowners usually notice this as a musty smell that arrives with the air conditioning, or as a floor that never warms up in January. The fix is not always a new system. Sealing the duct joints, replacing wet insulation with the right R value and vapor barrier, and in some houses closing and conditioning the crawlspace rather than venting it will do more for comfort than a bigger condenser ever would.

Zone 4A, and the numbers we design to

Ocean County sits in IECC climate zone 4A under the New Jersey energy subcode. The nearest station with published NOAA 1991 to 2020 normals is Toms River, station USC00288816, roughly to the south. It records an average July high of 85.5 degrees and an average January low of 21.7 degrees.

Both numbers do work. The July figure sets the cooling design condition, and on the bay it comes with a moisture load that inland design tables understate. Humid air off the water raises the latent share of the cooling load, which is exactly the load an oversized air conditioner fails to remove, because it satisfies the thermostat on temperature and shuts off before the coil has run long enough to condense water. The January figure sets heating output and, for a heat pump, the balance point below which the compressor can no longer hold setpoint alone.

One resident in five is 65 or older

Census QuickFacts puts 21.4 percent of Brick residents at 65 and over, against 18.0 percent under 18. Owner occupancy is 82.2 percent, and there are 30,289 households averaging 2.47 people.

That changes the repair versus replace conversation, and not in one direction. A homeowner who has been in the same Cedarwood Park or Greenbriar house for thirty years and intends to stay another fifteen is a candidate for equipment chosen on operating cost and service life.
