Close to half of Camden's housing is attached. American Community Survey estimates put the city at roughly 27,700 housing units, and about 13,500 of those are single family attached, which in this city means the rowhouse. Only about 4,600 are detached. Another 1,700 or so sit in two unit buildings and about 2,100 in buildings of three or four units, most of which started life as one house. An attached house is a different thermal object than a freestanding one. It has two exposed walls instead of four, a party wall on each side sitting at roughly the temperature of the room behind it, and a narrow deep footprint. Heat moves through it vertically far more than horizontally. What a party wall does to a load calculation

Envelope losses scale with exposed surface area, not floor area. Take two houses of 1,400 square feet, one detached in a suburb and one in the middle of a Camden block. The rowhouse has a front wall, a rear wall, a roof and a basement floor. The side walls are interior partitions for practical purposes. Its heating load can land well below what a square footage rule of thumb predicts, and its cooling load shifts away from wall gain toward roof gain, window gain on the front and rear, and internal gain from people and appliances.

The narrow deep shape then does something else. A two or three story rowhouse behaves like a chimney. Warm air rises to the top floor and leaks out through the roof plane and the attic hatch, cold air pulls in at the basement and the front door, and the stack effect runs all winter. In summer it reverses in the sense that matters least and helps least: the top floor absorbs roof gain all afternoon while the first floor stays comparatively cool. That is why so many calls from these blocks describe a third floor bedroom nobody can sleep in and a living room that feels fine.

Fixing that is rarely a matter of a bigger condenser. It is usually airflow, return placement, insulation at the roof plane, and in a lot of houses a decision to condition the top floor separately from the rest. We run a load calculation room by room before we quote equipment.

Houses that never had ductwork

Camden County's housing is old by New Jersey standards. American Community Survey figures published by the state put 71.7 percent of the county's housing units at pre-1980 construction, and survey estimates place the median year of construction for Camden houses in the mid 1940s. A large share of the city's rowhouse blocks predate that by decades, particularly in the older sections around Cooper Grant, Bergen Square and Lanning Square.

Houses of that age were heated hydronically. What we find in Camden basements is cast iron: one pipe steam systems with a boiler, a header, a main running the perimeter and radiators upstairs, or gravity hot water systems later fitted with a circulator. Many have been replaced once or twice at the boiler while the distribution piping stayed exactly where the original installer put it. That is normal, but it means the repair conversation covers the whole system rather than the box.

Steam repair is its own discipline. A steam boiler that short cycles on pressure is often set at three or four pounds when it should be running under two. Radiators that stay cold at the far end of a main are usually a main venting problem, not a boiler problem. Water hammer traces back to condensate sitting where steam wants to travel, which traces back to a sagging main, a failed radiator vent or a return that was rerouted during a renovation. Replacing the boiler without correcting the piping produces an expensive version of the same complaint.

The other consequence of hydronic heat is that there is no duct system to reuse. When a Camden homeowner wants central cooling, the options are a ductless multi zone system with wall or ceiling cassettes, a high velocity small duct system that threads two inch flexible tubing through closets and joist bays, or a conventional system with new ducts built into soffits and chases. Owners, renters and who authorizes the work

Census QuickFacts puts Camden's owner occupied housing unit rate at 34.4 percent across roughly 24,400 households, so most of the city's homes are rentals. That changes the mechanics of a service call in ways worth stating plainly.

In a rowhouse converted to two or three units, one boiler in the basement commonly serves everybody, with a single thermostat in whichever unit happened to have it. Heat complaints from the upper unit are then a balancing question, not a broken equipment question, and the fix is radiator vents, zone valves or a second thermostat rather than a new boiler. Access matters too: the boiler, the water heater and the gas meter are usually behind a locked basement door, and we need someone who can open it.

Replacement decisions in rentals are made by the owner, and owners generally want the shortest outage and a permitted job that will pass inspection. We are used to working that way. Climate zone 4A and the numbers we design to

Camden County sits in IECC climate zone 4A under the New Jersey energy subcode, per NJ DCA Bulletin 22-1. The nearest station with published NOAA 1991-2020 normals is Philadelphia International Airport, directly across the Delaware River, which records an average July high of 87.8 degrees and an average January low of 26.0 degrees.

Those two numbers do different jobs. The January figure sets heating design load, which sets boiler or furnace output and, for a heat pump, the balance point below which the compressor can no longer hold setpoint on its own. The July figure sets cooling capacity and, just as importantly, tells us how much run time the equipment will get. Zone 4A summers are humid. A system that satisfies the thermostat in eight minutes never runs long enough to pull moisture out of the air, and the house ends up cold and damp at the same time.

ZIP codes and sections of the city

Camden's street delivery ZIP codes are 08102, 08103, 08104 and 08105. 08101 is a post office box ZIP with no street delivery, so it is not a service area, and we mention it only because it shows up in address lists. Two of the four carry alias names that matter when you book service. 08104 is also used for part of Haddon Township and appears with the alias South Camden, so a 08104 address is not automatically inside the city. 08105 appears with the alias East Camden.

Neighborhood boundaries and ZIP boundaries do not line up anywhere in New Jersey, so treat any mapping as approximate. Bordering towns and the regional frame

Camden is the county seat of Camden County, with a 2020 census population of 71,791. It borders Collingswood, Gloucester City, Oaklyn, Pennsauken Township and Woodlynne, and Philadelphia sits directly across the Delaware River. We work in those bordering municipalities as well.

The river matters for supply. Camden's market is a Philadelphia market rather than a New York one, so equipment availability and distributor stock run on the Pennsylvania side as much as the New Jersey side. Licensing and permitting are entirely a New Jersey matter, which is the next point.

The utility you are connected to

PSE&G supplies both electricity and natural gas in Camden. One utility, both meters. That simplifies an outage call and it also means one number for a gas emergency, which is on your bill and on the utility's website.

PSE&G has been replacing gas mains in the city block by block, including a project begun in September 2024 in Liberty Park covering South 9th Street, Mechanic Street, Mount Ephraim Avenue, South 10th Street and Ferry Avenue. Licensing, permits, refrigerant and money

New Jersey requires a Master HVACR contractor license issued by the State Board of Examiners of Heating, Ventilating, Air Conditioning and Refrigeration Contractors under the Division of Consumer Affairs. Anyone who handles refrigerant also needs EPA Section 608 certification. The Division publishes a public license verification tool, and you should run any contractor through it, including us.

Under the New Jersey Uniform Construction Code, replacing a boiler, furnace, air conditioner or condensing unit of like capacity is minor work. It requires a mechanical subcode permit and an inspection, and minor work permits allow the job to begin on filing. New Jersey adopted the 2024 I-Codes effective August 17, 2026, making the 2024 IECC the residential energy subcode. The prior edition was the 2021 I-Codes, effective September 6, 2022. Permits issued before the changeover may continue under the prior edition, while expired permits and resubmittals fall under the new one.

Refrigerant changed as well. Under the EPA AIM Act, a 700 GWP limit with a January 1, 2025 manufacture compliance date ended production of new residential systems charged with R-410A, which has a GWP of 2,088. New equipment uses R-454B, GWP 466, classed A2L. An existing R-410A system stays legal and serviceable, and R-410A remains available for service, though supply will tighten and price will climb the way R-22 did. The two cannot be mixed.

One money point deserves correcting, because plenty of pages still get it wrong. The federal Section 25C credit is gone. Under the One Big Beautiful Bill Act it is not allowed for property placed in service after December 31, 2025, which IRS guidance confirms. What does exist is Whole Home Energy Solutions, administered by the utility under New Jersey Board of Public Utilities direction. It begins with a home energy assessment by a BPI certified participating contractor and pays in tiers against modeled total energy savings, roughly $2,000 at 5 percent projected savings up to about $7,500 at 33 percent, subject to a cap on the share of project cost.
