
Irvington fits 61,176 people into 2.92 square miles. That works out to about 20,993.8 residents per square mile, the ninth highest density of any municipality in New Jersey, and it explains most of what makes mechanical work here different from work a few miles west. Lots are narrow. Buildings sit within a few feet of each other. Of the township's roughly 25,000 housing units, 20.0 percent are in two-unit buildings and 18.5 percent are in buildings of three or four units, so close to four in ten homes in Irvington are small multi-family. Another 21.7 percent sit in buildings of twenty units or more. Single-family detached houses account for 18.2 percent.
Age matters as much as shape. About 24.4 percent of the housing stock was built in 1939 or earlier and another 8.3 percent went up in the 1940s, so roughly a third of Irvington predates 1950. The pre-1940 quarter of the township is mostly frame and brick two- and three-family houses on narrow lots, with plaster walls and a basement that was originally built around a coal boiler. Many of those boilers were converted to oil, then converted again to gas. You can still read the history in the equipment room: a sectional cast iron boiler far larger than the building's actual load, a modern gas burner bolted into a firebox opening sized for a much bigger flame, and a masonry chimney that was never resized after the conversion.
An oversized flue is not a cosmetic problem. When one modern appliance vents into a chimney built for a coal fire, the flue gases cool on the way up, condense, and go to work on the mortar joints from the inside. We find spalled brick, partial blockages, and draft problems that show up to the homeowner as a pilot that will not stay lit or a rollout switch that trips every few weeks. The correct repair is usually a properly sized stainless liner, not one more adjustment to the burner.
The second pattern is shared venting. In a two- or three-family house, it is common to find two furnaces, or a furnace and a water heater, common-vented into one flue. If one appliance is replaced with a high-efficiency condensing unit that vents in PVC out a sidewall, the appliance left behind is now orphaned in a flue sized for two. That orphaned water heater will spill combustion products at the draft hood on a cold morning. Anyone replacing a single appliance in a common-vented building needs to run the vent sizing for what remains, and we do.
The third pattern is distribution. Irvington's older buildings were piped, not ducted. There is no plenum, no return trunk, and frequently no chase to build one without opening ceilings on two floors. That single fact drives most of the cooling work in the township.

One-pipe steam is still common in the older sections of Irvington, and most homeowners have never had it explained. A single pipe carries steam up to each radiator and carries condensate back down that same pipe. Air has to escape ahead of the steam, which is the job of the vent on the side of the radiator, and that vent has to snap closed when steam reaches it. Vents that fail closed leave a radiator cold. Vents that fail open spit water and hiss all winter.
Banging is not something you live with. It is condensate caught somewhere the steam is trying to travel: a radiator pitched away from its valve, a sagged main, a wet return silted up over decades, or a failed main vent leaving the mains full of air. We check radiator pitch with a level, compare the near-boiler piping against the manufacturer's diagram, and check the water line and the pigtail feeding the pressuretrol. Plenty of one-pipe systems in this township run at three or four PSI when they should be cycling under two, and pressure alone will make a house bang.
Hot water systems fail in different ways. Air trapped in the loop, a seized circulator, a waterlogged expansion tank, or a zone valve that will not open all present the same way to the homeowner: one room or one floor that never warms up.

With close to 39 percent of Irvington's housing in two-to-four unit buildings, and most of those heated by steam or hot water, ductless mini-splits are the practical path to air conditioning. A mini-split puts an outdoor condenser on a pad, a wall bracket or a flat roof and feeds indoor heads through a small penetration carrying refrigerant lines, a control cable and a condensate drain. No trunk line, no dropped soffits, no lost closet.
Narrow lots make the outdoor half the hard part. On a 25 or 30 foot wide lot there may be four or five feet between a house and the property line, and that is where the condenser has to live. Manufacturers publish minimum clearances for airflow at the coil and at the fan discharge, and a unit crammed against a fence recirculates its own hot discharge air and loses capacity on exactly the days you need it. Where the side yard will not work, we look at bracket mounting on a rear wall, a flat roof curb, or a small pad off the back corner.
The rest is detail. Line set length and vertical lift between the condenser and the heads have published limits, and exceeding them costs capacity. Condensate has to fall the entire way to daylight or reach a pump, because a wall head that drains uphill will eventually overflow onto drywall. On brick, the wall sleeve needs to be sealed and pitched outward. In a multi-family building there is one more question: which unit's electrical panel feeds the new circuit, and whether the service has room for it.

Not everything in Irvington is pre-war. Roughly 16.6 percent of the housing went up in the 1950s, 16.7 percent in the 1960s and 14.2 percent in the 1970s, which is where most of the township's larger buildings come from. Those are brick garden apartments and mid-rise blocks, and they carry a different set of equipment: a central hot water or steam boiler feeding fin-tube baseboard or convectors, through-wall sleeve units or packaged terminal air conditioners under the windows, and sometimes a rooftop packaged unit over a commercial ground floor.
Through-wall units have their own failure list. The sleeve rusts and the unit no longer pitches outward, so condensate runs back into the room instead of draining to the exterior. The wall sleeve seal fails and outside air pours around the chassis all winter. Older chassis sizes have been discontinued, so a replacement often needs a subbase or a sleeve adapter rather than a straight swap. On the boiler side, a mid-century building on one or two zones will heat the top floor and starve the bottom, or the reverse, until someone balances the loop and checks that the outdoor reset control is actually doing something.

Irvington borders four municipalities: Maplewood to the west and Newark to the east, both in Essex County, and Hillside to the south and Union to the southwest, both in Union County.
