
The city of Passaic is 3.13 square miles of land carrying 70,537 people. That works out to 22,514 residents per square mile at the 2020 census, the seventh highest density of any municipality in New Jersey and one of the highest in the country. Nearly every practical decision in a heating and cooling job here traces back to that one number. Houses stand close enough together that finding a legal spot for a condenser is a real conversation. One clarification before anything else, because it confuses contractors from outside the area. The city of Passaic and Passaic County are not the same thing. Passaic's total area is 3.24 square miles, of which 3.13 is land and the rest is the Passaic River along the eastern boundary. The city sits at roughly 98 feet of elevation. Compress a city's worth of housing into that footprint and the side yards disappear. Two frame houses built in the 1920s may sit six or eight feet apart, with a shared driveway, a gas meter, a basement window well and a fence line all competing for the same strip of dirt.
Air conditioning condensers need room. The nearest NOAA reference station is Teterboro Airport, station USW00094741, about four miles east in Bergen County. Its 1991-2020 normals give an average July high of 87.0 degrees and an average January low of 25.7 degrees. Those are normals, not design conditions, and no reading in that record was taken inside Passaic city limits. American Community Survey estimates put the city's housing at roughly 21,700 units with a median construction year of 1938. About 58 percent of the stock was built in 1939 or earlier. Only 15.5 percent is single family detached and another 3.3 percent single family attached.
