
Union City fits 68,589 people into 1.29 square miles. The 2020 census put the density at 53,293.7 residents per square mile, second among all incorporated places in the United States, behind Guttenberg up the ridge and just ahead of West New York. New York City runs 29,302.7 per square mile by comparison. Density is not trivia to an HVAC contractor. It decides where an outdoor unit can sit, how long the refrigerant lines have to be, and why most homes here will never have ductwork.
One clarification first, because the name causes real confusion. Union City is in Hudson County, on the Hudson Palisades between Weehawken and West New York. It is not Union Township in Union County, and it is not the City of Elizabeth. Different county, different construction office, different ZIP code, different building stock. American Community Survey estimates for 2020 to 2024 put Union City at roughly 27,400 housing units and 25,725 occupied households. Single family housing is about 7.6% of that total, split into 4.9% detached and 2.7% attached. Everything else is multi-family. Two-unit buildings are 17.2% of the stock and three-and-four-unit buildings another 19.1%, so better than a third of the city lives in small multi-family houses. Buildings with five or more units make up roughly 56%, spread fairly evenly across the 5-to-9, 10-to-19, 20-to-49 and 50-plus categories.

Read those figures as a building description. The typical Union City property is a two-to-four family brick or frame house built before the Second World War, on a narrow lot, sharing at least one wall with its neighbor, with no side yard and often no usable rear yard. Heat comes from one boiler in the cellar serving every unit. It has never had ducts, and there is nowhere to put them without eating a closet on every floor. Cooling, if any, is window units. In most of New Jersey the condenser sits on a pad next to the house. Union City rarely offers that. On an attached or semi-attached building there is no side yard, the rear yard may be a light well or a paved strip a few feet deep, and whatever space exists is shared with the other households.
That leaves three workable locations, and one people ask about and cannot have. The roof is the most common answer. The unit goes on sleepers or a frame that spreads load across the joists and holds the feet off the membrane, rather than lagged straight through a modified bitumen roof that will leak at every fastener. Vibration isolation matters more than usual, because you are mounting a compressor above someone's top floor bedroom. Access is generally a bulkhead or a scuttle, so getting a two hundred pound outdoor unit up a four-story walk-up is a rigging question before it is a refrigeration question.
Rear wall brackets are the second option. A rated bracket lagged into sound masonry will carry a small single-zone or two-zone outdoor unit. The limits are the neighbor's windows, since the unit now discharges air and noise across a lot line measured in feet, and the wall itself, since many rear facades here are brick repointed unevenly or veneer over framing that will not hold the load.
A rear yard slab is the third, on the minority of properties that have one. It is the easiest to service and the easiest to strip for copper, so it usually gets a cage.
The one people ask about is the fire escape. The answer is no. A fire escape is a required means of egress and its landings and stairs have to stay clear, and those assemblies were engineered to carry people leaving a building once, not a running compressor bolted to them for fifteen years.

Once the condenser is on the roof of a four-story building and the indoor head is on the second floor, the line set is not the fifteen or twenty-five feet a factory charge covers. It can run sixty or a hundred feet with thirty or forty feet of vertical separation.
Several things change at once. Refrigerant has to be added per foot beyond the factory charge, using the manufacturer's table for that model rather than a rule of thumb. Every manufacturer publishes a maximum total length and a maximum height difference between indoor and outdoor sections, and exceeding either is a reliability and warranty problem. Oil return up a long riser depends on line sizing and, on some equipment, on traps at set intervals. A line set passing through an unconditioned stairwell needs continuous insulation on both lines, because a sweating suction line inside a wall is a slow leak into somebody's plaster. We measure the run before quoting, because a hundred-foot line set is a different job from a thirty-foot one.
Pre-war Union City heats with water. One-pipe steam is common in the older small multi-family houses, two-pipe steam and hot water in the larger buildings. Steam produces the complaints we hear most in winter: pipes that bang after the boiler fires, one radiator cold at the far end while another cooks the room, and short cycling that traces back to near-boiler piping rebuilt without matching the manufacturer's drawing. Main vents and radiator vents are cheap and are the first thing we check. Most uneven-heat complaints in this stock come down to venting and pitch, not boiler capacity.
Chimneys are the other recurring issue in attached buildings. A masonry flue serving both the boiler and the domestic water heater is normal here. When the boiler is replaced with a sealed-combustion condensing unit that vents out a sidewall in plastic pipe, the water heater is left alone on a flue sized for two appliances. That orphaned water heater draws poorly, condenses inside the chimney, and in the worst case spills combustion products into the cellar. The fix is a correctly sized liner, or a power-vented or direct-vent water heater in the same project. It belongs in the plan, not in a phone call halfway through the work.

Union City has one delivery ZIP code, 07087, covering the whole city. There are no separate codes for sections, so a ZIP list is no help here. What residents use are section names and cross streets.
The city was incorporated on June 1, 1925 by merging two towns: Union Hill in the north and West Hoboken in the south. Both names are still in daily use, and the older West Hoboken core is what people mean by downtown Union City. Bergenline Avenue is the commercial spine, running 4.4 miles through Union City, West New York, Guttenberg and North Bergen, and is the longest commercial avenue in the state. Buildings along it are mixed use, retail below and apartments above, which usually means rooftop equipment for the store and something separate for the flats.
Give us the section and the nearest cross street. A block of attached three-family houses off Bergenline already tells us we are looking at a roof, a long line set and a parking problem.
Union City sits on the Hudson Palisades at an elevation of roughly 190 feet, on a diabase ridge that rises about 300 feet above the river at Weehawken. That elevation is the most useful geographic fact about the city for mechanical purposes. Cellars here are not exposed to the tidal flooding that has taken out boilers on waterfront blocks in Hoboken and Weehawken below, so equipment in a Union City basement carries a different risk profile from equipment two hundred feet lower and half a mile east.
Union City is also the only municipality in Hudson County entirely surrounded by other Hudson County municipalities. It borders Hoboken, Jersey City, North Bergen, Weehawken and West New York. The building stock does not change at those lines, particularly toward West New York and the Weehawken heights. The same state code applies in all of them, but permits are filed with and inspected by each municipality's own construction office.

Dense attached construction changes how those numbers land on a load calculation. A middle unit in a row of attached houses has two exterior walls instead of four and loses far less heat than a detached house of the same floor area. That is why oversizing is so persistent here. Someone replaces a three-ton system with a three-ton system because that is what the old nameplate said, the new unit satisfies the thermostat in eight minutes, shuts off before it has removed any moisture, and the apartment ends up cold and damp in August. New Jersey requires a Master HVACR contractor license, issued by the State Board of Examiners of Heating, Ventilating, Air Conditioning and Refrigeration Contractors under the Division of Consumer Affairs. Under the New Jersey Uniform Construction Code, replacing a boiler, furnace, air conditioner or condensing unit with one of like capacity is minor work. It requires a mechanical subcode permit and an inspection, though minor work permits let the job start on filing rather than after approval.
