I'm a PM and real estate investor. A few years back I learned that IRS Real Estate Professional Status (REPS) and short-term rental material participation can save investors tens of thousands at tax time but only if you can document your hours well enough to survive an audit.
So I went looking for a complete, investor-centric app to handle it. I couldn't find one. Everything out there tracked the easy test, the 750-hour bar, and sprinkled in a few AI features to look relevant. Nothing robust enough for serious investors. Nothing that covered all the REPS tests and all the major STR tests. I wanted a complete system to take an investor from zero to qualified, end to end. It didn't exist.
So I built REP Helper (https://rephelper.ai). It timestamps and logs hours, captures travel time and material participation, covers the full set of REPS and STR tests, syncs with email and calendar so the record builds itself, and exports something a CPA and an auditor will actually accept.
I shipped the first version solo in about 2.5 months, then started selling to other investors with the exact same problem. Since then I've added CPA collaboration, team logging, GPS travel tracking, and a few integrations, but the thesis hasn't changed: build the complete, user-centric REPS/STR tool that should have existed already.

This sits in a weird trust heavy niche where distribution matters more than feature depth early on. Investors will not adopt fast unless CPAs and compliance people already implicitly vouch for it, so credibility layer is basically the product here.
Also feels like competition risk is not other apps but spreadsheets + advisors who already own the workflow, so visibility gap is doing more damage than product gaps right now
