I'm working on a new project called FounderStreet, each week it'll go over various business opportunities. There's a few examples on the website and I'd love to get some feedback on the posts/how to potentially improve this.

I dig it. I'd like to start something similar but in Spanish. The problem is that I always get paralysis by analysis.

I would consider some visual differentiation between the top section and the examples below... right now it's all white background and it took me a minute to understand that "latest" meant latest editions of your newsletter that I could look at.
Having a color background to differentiate the top section with the CTA would help, I think.

I like the two past editions that you can see without giving your email address. (I tried to make the clear with a link, but I failed!)
Most people are not going to give up their email address unless they see some value first, and that's a good way to do it.
