This is a strong niche because “UK landlord software” is not just a generic property management problem. The compliance layer is the real wedge.
HMO licensing, Section 24, MTD ITSA, and Renters’ Rights Act make the product feel much more specific than another AI property tool.
One thing I’d pressure-test is the path from the free tools/guides into the paid product. 60+ council guides can bring useful intent, but the conversion moment should be very clear: “I came here for a council/licensing answer, and now I understand why I need RentFig to manage the risk/workflow properly.”
So I’d probably frame the tools less as free resources and more as entry points into a UK landlord compliance workflow.
The best early users may not be all landlords. It might be HMO landlords with 2 to 10 properties who feel the compliance/admin pain but are not big enough to have a full ops team.
