My SaaS is at a turning point

I've had plenty of offers for marketing services, but no luck finding a qualified marketing co-founder willing to take on growth and share ownership. The product (https://landtracts.app) is fully developed and deployed with over a year (and many hours) in the making. It's ready for the right person to discover its market potential and drive success.

Currently 7 long time subscribers from minimal marketing effort. Market potential 150k+ (daily updated list).

I would consider selling it for fair value or continue as a founder/consultant for someone that exhibits the right passion and ability.

I'm working on a new project, so even though this one is self-sufficient, it is losing quality time.

I have a data room prepared for serious inquires (message me with the nature of your interest and background for the link). Otherwise, always grateful for IH community feedback.

    Hi Mitch! May I humbly suggest that you include a link to your app? I went and looked at your old posts, so I am familiar with it, but others probably won't go to those lengths.

    I gather that you have been looking for someone to take up the marketing side of the business for quite a while. Do you just find marketing distasteful, or do you feel that you can't do it effectively? What exactly have your minimal marketing efforts entailed?

      Sorry about that (added it now). Thought I included it. Yes and yes. I included a summary of marketing efforts in the data room and sent you email with more.

        I read through your documents. Seems like you've got a remarkably useful resource in the realtor database, but it sounds like you only did one round of outreach. Have you considered trying out a few different emails to see whether you can improve your subscription rate? If you're at the point where you're going to shelf the project and move on to something else... Perhaps it would be a good idea to do a last flurry of marketing (with a couple, maybe more, different sets of copy) before giving it up completely? It certainly sounds like you put in a ton of hours developing it... It would be a bummer to have to write it off without at least erasing a few more question marks about your marketing scheme.

        Have you spoken to the 7 users you have to find out why they started using your app? And have any of them referred their colleagues to your app? Is there any commonality between the users you have that might suggest a better way to identify prospects? It's definitely a good sign that the small coterie of users you have has stuck with the app for many months.
