I'd like to build a tool to help property owners / managers keep track of hazardous building materials at their properties (asbestos, lead paint etc). There are regulatory requirements for property owners to have an inventory of all hazardous building materials, to safely remove those materials before renovations, and to follow safe work procedures after unintentional impacts (water release, pipe burst etc). From their perspective, the tool would act as a simple database, and let them pull up information on a room-by-room or floor-by-floor basis so that they can tell contractors where the materials are. Ideally, there could also be something like a QR code sticker on door frames, so the building operators could just scan the code and have it automatically direct them to the info for that room or that floor straight away (minimize navigation and filtering the database). They'd see the relevant building materials in that room, photos of hazmat so they can confirm they are dealing with the right materials, and could also pull up lab reports if they need to verify results. The property managers could also save hazmat removal reports for future reference and regulatory compliance.

On the flip side, this type of inventory is typically populated by a consultant, so the tool would also be used to improve the consultant's efficiency, consistency (calling materials the same thing each time), cement relationships with their clients (i.e. they're responsible for updating the inventory over time and can also provide guidance during removal work) etc. This aspect of the tool would function like a responsive form to guide technicians through capturing necessary details.

I think a main stumbling block is that consultants would be slow to adopt the tool, and property managers are cheap, and wouldnt want to pay for it. Many property managers do not even check for asbestos / lead before doing renovations, so they would need to be educated and convinced of their risks and to see the need for the tool. I think this type of tool / app is simple in concept and could be put together relatively easily, but would need to be able to handle permissions (who sees what), log-in's, billing and somehow sort out pricing to allow consultants easy access for their property management clients, or property managers to allow access for their clients.
