You're onto something. I built Pick an Agency as a directory first, and the real leverage came after indexing enough supply to let buyers see patterns themselves. The marketplace impulse (to take transaction cuts) is tempting, but most directories monetize better by staying free to the buyer side and letting the supply side claim profiles. The data becomes valuable later, not the commissions.
