Most Airbnb hosts set their nightly rate by looking at a few nearby listings manually. Maybe once, when they first listed. Then they leave it there.

PriceLabs and Wheelhouse exist to solve this — they're dynamic pricing platforms that adjust rates automatically based on demand. They're also $20+/month per property, built for operators managing 10+ listings, and require a calendar sync and a learning period before they do anything useful.

For the host with one guest room or a single cabin rental, that's overkill. They don't need automated repricing. They need to answer one question: what are comparable listings charging right now?

I built AirPrice to answer that question in 10 seconds.

What it does

Open any Airbnb listing page — yours or a competitor's. AirPrice opens in the side panel and pulls live data directly from Airbnb search: same city, same bedroom count, same room type, same upcoming weekend.

You see:

• An optimal nightly rate recommendation based on the market
