August 5, 2026 AI listing coach for Airbnb & Booking.com hosts

About 2 years ago I started hosting on Airbnb. Nice place, decent photos, fair price. I thought I had it figured out.

Bookings crawled. My listing sat on page 5. Nobody would tell me why.

I'm a software engineer, so I did the software-engineer thing: I tried to systematize it. I read every review of my listing. I read every review of the top 20 listings in my city. I opened 40 tabs and compared titles, photos, amenity lists, response rates, cancellation policies. Everything. I built spreadsheets. I noticed patterns nobody was talking about.

Two months later my occupancy doubled. But the process took ~15 hours per property and I still had to re-run it every quarter as the market moved.

So I built Listrino to do it in under 2 minutes. It analyzes any Airbnb or Booking.com listing against three signals:

  • Fix: Recurring complaints in your reviews, turned into concrete tasks. Not vague summaries. "Add a space heater in the guest room, mentioned in 8 reviews this quarter."

  • Leverage: What guests keep praising that your listing photos or description miss. "Your rooftop is mentioned in 22 five-star reviews. It's photo #7 out of 20."

  • Steal: Benchmarks you against three things: the top 10 listings in your city, similar properties worldwide (a 2BR beach apartment in Lisbon has more to learn from a 2BR beach apartment in Bali than from a downtown loft next door), and Airbnb/Booking's own best-practice guidelines (title length, photo count, response rate, cancellation policy).

Output is a ranked action plan you can check off. It also generates an AI-suggested title and description that follow the platforms' own ranking guidelines.

Two totally free tools live now. No signup for a score:

Would love feedback from anyone here who hosts, travels, or has strong opinions on how software should handle unstructured user feedback (that's the fun engineering problem underneath this).

The ranked action plan is what stood out to me.

From the hosts you've shown Listrino to so far, are they getting the most value from understanding what to change about the property itself, or from the AI-generated title and description that help them act on those findings?

Hi Aryan, thanks for reaching out, So from the ones using the product, number 1 feature they like is the action points backed by reviews, so they appreciate seeing actual proof on the actions that they need to address, they also love the fact to know what their competitors have which they don't.
for Free members, they love the title/description optimizers as they get suggestions right away

That’s helpful context. The difference between users wanting suggestions and users valuing evidence-backed actions is an interesting distinction.

I’d like to continue the conversation outside the thread. What’s the best email to reach you on?
