January 8, 2026 The Riches are in the "Boring" Niches: Why I’m Building Software for HOAs

Most developers want to build the next viral AI agent or a developer tool for other developers. I decided to go in the opposite direction. I’m building Perfect HOA - cloud-based HOA management software for homeowners associations. It’s an industry people love to hate, but it’s also arguably one of the most underserved tech markets in the country.

The "Invisible" Problem I noticed a pattern: HOAs are effectively small-to-mid-sized businesses with six-figure budgets, yet they are run by volunteers using "tech stacks" consisting of physical binders, legal pads, spreadsheets, and messy email threads.

The result? Massive burnout for volunteers and zero transparency for homeowners. I realized that the "HOA drama" we all hear about is usually just a symptom of terrible systems. Communities can eliminate complicated processes, centralize their community data, communications, financial records, and automate things like invoicing & payments, late fees, redundant bookkeeping tasks, collections, and so much more.

How My Process Evolved (The Pivot from "Features" to "Flow") When I started, I thought I’d just build a great dashboard that operates much like a CRM with a bookkeeping feature. I thought, "If I give them a pretty UI to meet basic compliance needs and make community transparency simpler, they will come."

After talking to board members and demo'ing what I had so far, I realized they didn't want a "dashboard" to check statuses and just do the work online instead of through pen and pad, they wanted their work to disappear.

My process shifted from building features to automating workflows.

  • Phase 1: Just a place to store information, documents, files, keep track of requests and violations, and process payments online for dues. (Not enough)

  • Phase 2: Added the ability to automate things like late fees, collections processes, and notifications workflows. Let users add transaction rules to automate bookkeeping. Added virtual meetings with automated voice-to-text transcriptions and AI-generated meeting minutes. (Better)

  • Phase 3 (Current): We're building out AI-powered features to crawl CC&Rs & bylaws, and provide an AI-powered chat engine on HOA websites where users can quickly ask questions about the rules and get answers faster, and other AI features to make processes even better.

Why "Boring" is Better Building in an "un-sexy" niche like property management has been an eye-opener:

  1. Low Competition on UX: Most legacy HOA software looks like it was built for Windows 98. A clean, modern interface with a simple but good UX is a massive competitive advantage.

  2. High Retention: Once a community moves their entire financial history and document library into your platform, they don't want to leave.

  3. Real Impact: You aren't just "optimizing clicks." You’re helping a neighbor save a dozen or more hours a month so they can spend time with their family instead of chasing down late fees and dealing with complex manual tasks.

If you’re struggling to find an idea, stop looking at what’s trending. Look at the local organizations in your town. Look at the volunteer boards, the local clubs, and the small businesses. They are drowning in manual work, and they are waiting for someone to build them a "Perfect" solution.
