RenewAlert

Renewal and Compliance Tracking, Built for Operations

May 19, 2026 Exploring a majority stake sale in a multi-vertical B2B SaaS, open to the right partner

Built RenewAlert over the past four years, a contract and deadline tracking platform serving hotel management companies, multifamily property managers, copier dealers, and franchise companies. Fully built, live customers, per-seat recurring revenue.

I'm not in a distressed situation. I have a new executive role that's taking my focus, and I'd rather bring in the right operator-owner to scale it than let it coast.

What I'm open to: selling a majority interest while retaining a minority stake. I want skin in the game with whoever takes the wheel. Would consider selling 100% of my equity as well.

If you're an operator looking for a niche B2B SaaS with real infrastructure and a market that's largely untapped, happy to have a conversation.

March 19, 2026 Where RenewAlert Is Headed and Why the Timing Has Never Been Better

The rise of AI agents makes this problem more urgent, not less. An AI agent can execute tasks autonomously requesting quotes, sending non-renewal notices, initiating renewal processes. But only if it has a structured, visible process to run on. A spreadsheet is not that. An Outlook calendar is not that. RenewAlert is built to be exactly that, the process layer that holds the data, the vendor contacts, the action instructions, and the renewal history at the asset level, accessible to any person or any agent that needs to act on it.

We are bootstrapped, growing, and focused on the operators who need this most the people actually running businesses day to day who cannot afford to miss a deadline. If that is you, or if you know someone managing compliance and vendor contracts across multiple locations on a spreadsheet right now, I would love to show you what a fully built RenewAlert account looks like.

March 19, 2026 Why Spreadsheets and Outlook Reminders Are the Real Competition, Not Other Software

When I talk to business operators about how they currently track contracts and compliance deadlines, the answer is almost never another software platform. It is a spreadsheet on a shared drive that nobody has updated in four months and an Outlook calendar that fires reminders nobody acts on because there is no context attached to them.

That is the real competition. Not ContractWorks. Not Ironclad. Not any enterprise CLM platform that requires an IT department to implement and a legal team to manage. The operators who need RenewAlert most are not evaluating enterprise software. They are tolerating a broken manual process because nothing purpose-built for their problem ever crossed their radar.

That realization changed how I think about the market entirely. The addressable opportunity is not the fraction of businesses already looking for contract management software. It is every multi-location operator, hotel management company, franchise group, and property manager still running critical operational deadlines on tools that were never designed for the job.

March 19, 2026 What RenewAlert Actually Tracks and Why It Goes Way Beyond Contracts

Most people find RenewAlert looking for contract renewal tracking. What they discover is that the problem they actually have is much bigger than contracts.

Hotels track liquor licenses, health permits, elevator inspections, fire safety certifications, employee food handler cards, EPA certifications, vendor agreements for linen service, pest control, waste hauling, landscaping, HVAC, and dozens of software subscriptions, all with different renewal cycles, different notice requirements, and different consequences for missing them. Franchise operators track brand compliance deadlines, equipment certifications, local permits, and vendor obligations across every location. Multifamily managers track vendor contracts, resident renewal windows, insurance policies, and maintenance intervals across entire portfolios.

None of that is a contract in the traditional sense. All of it is an operational deadline with real consequences when it gets missed. RenewAlert was built for exactly that, the full scope of what businesses actually need to track, organized into six categories that map to how operations actually run: permits and licenses, vendor contracts, subscriptions, certifications, leases, and task management.

March 19, 2026 How Hotel Management Companies Are Using RenewAlert to Track Permits and Vendor Contracts Across 100 Properties

So I built RenewAlert. Not a reminder app. Not a contract repository. The operational layer that runs after contracts are signed tracking every renewal window, compliance deadline, permit expiration, and vendor agreement for the people who actually operate businesses day to day.

The platform supports single users tracking a handful of contracts and multi-location operators managing thousands of items across entire portfolios. A hotel management company with 100 properties, each tracking 80 operational reminders, runs 8,000 tracked items through one parent dashboard. A franchise operator with 200 locations tracking 50 compliance items each manages 10,000 items in one account. There is no contract limit. No location limit. The platform scales with the portfolio.

March 19, 2026 How a Copier Lease Problem Led Me to Build Contract and Compliance Tracking Software for Multi-Location Businesses

When I started talking to other business owners I realized the problem wasn't copiers. It was everything. Vendor contracts quietly shifting to month-to-month at bad rates. Health permits expiring during staff transitions. Employee certifications lapsing because the person who tracked them left. Compliance deadlines living in one person's head until that person was gone.

The businesses getting hurt worst weren't small operations with a handful of contracts. They were hotel management companies running 50 properties, franchise operators managing compliance across 100 locations, multifamily managers tracking vendor agreements across entire portfolios. The bigger the operation, the more expensive the missed deadline and the harder it was to track everything with spreadsheets and Outlook reminders. That's the problem RenewAlert was built to solve. July 15, 2025 They forgot to cancel a $10,000/month lease. I built a SaaS to stop that.

While running my last company, Offsite, we stored leased copiers for businesses. I couldn’t believe how many had no clue when their leases expired or that they needed to send strict non-renewal letters to cancel them. Most leases required notice no more than 150 days and no less than 90 days before expiration. Too early or a day late? Didn't count. The lease renewed for 12 more months.

Some of these leases were $10K, even $50K a month. Huge money just vanishing.

When I reminded customers of those deadlines, they had no idea what we were talking about, a copier lease? Send in a letter? That’s when it hit me if they weren’t tracking copier leases, they probably weren’t tracking anything else either.

There was no software that solved this problem clearly. So I built RenewAlert.

It tracks contracts, subscriptions, permits, vendor obligations, and renewal clauses. It sends automated reminders to users (and even non-users), flags renewal windows, and gives leadership a dashboard to see what’s coming due.

I bootstrapped it with profits from my logistics business. After selling that company, I went full time on RenewAlert. We’re live, have 50 users, and are growing.

This is such a real pain , most people only realize they’ve auto-renewed when it’s way too late. Love how RenewAlert handles that “no man’s land” window most tools miss 👏

Also, props for bootstrapping from logistics, that’s a founder story with real grit.

I help early-stage SaaS founders grow faster post-launch. Built a paid Marketing Starter Kit with proven systems and templates designed to help tools like RenewAlert get leads faster.

Could be a great fit if you're ramping up outreach.

About

I built RenewAlert after watching businesses lose thousands to missed renewals, auto-renewals, and expired permits. The problem exists everywhere; hotels, franchises, multifamily, small business. I built the solution.
