July 28, 2026 Building StorageZen: a self-storage platform for operators who are still running their business off a spreadsheet

Hey, I'm Marius de Beer, and I'm building StorageZen (www.storagezen.co.za) in public.

THE PROBLEM

I kept running into the same story: self-storage facility owners in South Africa — from single-site operators to small multi-branch groups — running their entire business off a spreadsheet, a WhatsApp group, and whatever invoicing tool they duct-taped on five years ago. Unit availability lives in someone's head. Rent collection is a manual follow-up job. Owner payouts for facilities with external investors get calculated by hand at month-end. None of the big international self-storage software players have really localized for South Africa — local payment rails, ZAR pricing, POPIA-shaped data handling, FICA-style customer verification — so operators either overpay for a bloated US/UK platform that doesn't fit, or they just don't use software at all.

That gap is what StorageZen is for.

WHAT I'M BUILDING

StorageZen is a multi-tenant SaaS platform that takes a self-storage operator from "spreadsheet chaos" to a proper operating system for the business:

- Facility, floor, and unit management — including bulk CSV import so operators aren't hand-entering hundreds of units on day one

- Reservations and rentals, with a customer-facing portal so tenants can self-serve instead of phoning the office

- Invoicing and payments, with automated arrears handling instead of someone manually chasing late payers

- Contracts — generation, e-signing, and storage, so there's no more "where's the signed lease for unit B-14" moment

- Owner payouts and statements for facilities with external unit owners, calculated automatically instead of by hand in a spreadsheet at month-end

- A superadmin layer for us to run the platform itself: tenant billing, plan management, platform-wide reporting

It's a proper multi-tenant architecture from day one — tenant data is isolated both at the application layer and enforced at the database layer with PostgreSQL row-level security, because the moment you're holding one facility's customer PII and financials, you'd better not be one bug away from another tenant seeing it. (I've already found and fixed one broken-access-control bug during internal security review before this ever reached a customer — that kind of thing is exactly why I'm treating security as a first-class feature, not an afterthought, for a product that's going to hold real people's financial and personal data.)

WHERE I'M AT

Pre-launch, building in public. The core platform — facility management, rentals, invoicing, payments, the customer portal — is built and working. I'm now hardening it, closing out the operator-facing dashboard, and getting ready to bring on the first real operators.

I'm a solo builder on this (with a lot of help from AI pair-programming for the grunt work — happy to talk about that workflow if people are curious), which means I'm ruthless about what makes it into v1. No feature goes in until it removes a real spreadsheet or a real WhatsApp thread from someone's day.

WHY NOW

South Africa's self-storage industry is still young and growing fast relative to markets like the US or UK, which means there's a real window before someone else localizes properly and locks up the market. Operators here don't need "another storage app" — they need the boring, unglamorous stuff done right: ZAR billing, load-shedding-tolerant infrastructure, local payment gateway support, and support that understands what a "FICA document" is without you having to explain it.

WHAT'S NEXT

- Finish hardening the operator dashboard

- Onboard the first handful of pilot facilities

- Get real feedback from actual operators running actual units through it, and let that reshape the roadmap instead of my assumptions

    The interesting part is not replacing spreadsheets — it’s replacing the operational habits built around them.

    For vertical SaaS, the hardest adoption barrier is usually not features but getting owners to trust a new system with daily operations. Curious which workflow you expect to be the strongest entry point: payments, unit management, or tenant communication?
